Shareholders are invited to the Montclair Gardens Annual Meeting on Monday, May 18, 2026 at 7:00 PM ET, held virtually via Zoom. Meet the nine candidates for the Board of Directors below, cast your ballot online via the voting platform, and join us on Zoom for the meeting.

Casting Your Ballot

How to vote.

Montclair Gardens uses cumulative voting, administered online through our voting platform. Each shareholder gets a number of votes equal to the shares attached to their apartment. You can distribute those votes any way you like. Give them all to one candidate, spread them across several, or any combination, as long as you use every one of them.

Cast your ballot

Your unique access key lets you vote once. Your selections remain anonymous.

  1. Watch your email for the secure ballot message sent directly by the voting platform and the building administrator. The email contains both a direct link to your unique ballot and an access key. You can vote using either one. Save the email.
  2. You have two ways to get to your ballot. The fastest is to click the direct link in your email. It opens right away, with no code needed. Or you can visit secure.electionbuddy.com/ballot (or tap Cast Your Ballot Online below) and enter your access key when prompted.
  3. At the bottom of the ballot, the voting platform shows your total available votes (for example, "You have used 0 of 824 available votes"). That total is yours to distribute.
  4. For each candidate, assign votes by typing the number directly into the vote box. That's much faster than tapping the and + buttons one vote at a time. You can give all your votes to a single candidate, split them across several, or any mix in between.
  5. You have to use every one of your votes. No more, no fewer. The summary at the bottom turns green when your ballot is valid.
  6. Click Continue » to review, then submit. You will receive a confirmation email.
Cast Your Ballot Online

Submit towards quorum.

If you don't want to vote for any candidate, you can still submit a ballot that counts toward the quorum needed to hold the meeting. At the top of your ballot, select the Quorum option and assign your full allotment of votes to it. Every vote must go to either a candidate or to Quorum. A ballot with all zeros will not be accepted.

Common ballot errors

If you don't use exactly the right number of votes, the voting platform will block submission and show a red error message at the top of the page. Here are the two most common issues:

Too few votes
Voting platform error: Errors on your ballot must be corrected. Assign ALL votes. Ballot summary showing 444 of 824 available votes used and 3 of 9 choices selected.

The ballot above used only 444 of 824 votes. The voting platform requires you to use all of your available votes. Add more votes to one or more candidates, or assign the remainder to the Quorum option at the top of the ballot, before submitting.

Too many votes
Voting platform error: Errors on your ballot must be corrected. You have used 844 of 824 available votes. Ballot summary showing 844 of 824 available votes used (over the limit) and 4 of 9 choices selected.

The ballot above used 844 of 824 votes, which is 20 too many. Reduce the votes for one or more candidates so the total matches your allotment exactly.

The Annual Meeting of Shareholders will be held virtually on Monday, May 18, 2026 at 7:00 PM ET. The meeting will include a shareholder vote and any other business that properly comes before the meeting.

  1. About 10 minutes before 7:00 PM on Monday, May 18, tap the Join the Meeting on Zoom button below on your phone, tablet, or computer.
  2. If this is your first time using Zoom, it will offer to install the free Zoom app. Follow the prompts. It only takes a moment.
  3. When Zoom asks for a display name, please enter your full name and apartment number so the Board knows who is attending.
